Wife and I have been looking at houses in both areas. Anyone have any insight on the areas?

Where do you & the missus work? I personally prefer Pittsboro to Sanford. Less traffic, (seeminlgy) less crime & probably better schools. Real estate might be a bit more in Pittsboro, but Lee county has (or used to have) the highest tax rates in the state.
I work in Raleigh. Wife isn't working right now....

I was born and raised in Pittsboro. The bulk of my family lives there. Real Estate prices there are getting outrageous there. Even with free land, my wife and I got more for our money in Person County (much closer to work as well)

I'm thinking the yuppies are moving out of Durham, Chapel Hill and Raleigh into the "country".

This. Pittsboro is less "rural Chatham County" and more "south Chapel Hill" and "west Cary." Having said that, I'd live in Pittsboro in a heartbeat, especially over Sanford.

Well they do that everywhere don't they? We've got people moving out of Denver into the Valley in Colorado. Then they want all the conveniences they left in Denver but don't realize (or don't care) that that's what caused the problems they are moving out of Denver to get away from....

This. Sanford's only an option when Fayetteville is the other choice.
If you want the best of both live in between them. Asbury, Deep River, along Rocky River, etc. Think Lee/Chatham line area. Sanford itself is nothing to brag about, but I can tell you from many yrs experience that rural northern Lee is better than most any place in Chatham. Yes the property tax rates are a little higher, but try building a home in each county and dealing with the respective municipal filings, fees, and enforcement agencies. Then try (legally) making improvements to the property down the road. Your life will be much easier in Lee.

Not to mention that Lee County's current sheriff will sign on NFA, but Chatham's will not. Chatham ain't bad, but Lee is better.
Chatham resident here for 35 years. It's become the bedroom for Chapel Hill and RTP. Way more "highly educated" folks from up north are here to help the common man live a better life. For $500 the code enforcers will come out to prevent you from making the mistake of building a tractor shed over your septic tank. We have a $22 million justice center with no place to park and a courthouse renovation that nobody can explain where the budget came from. If you work for the county, then at least you'll have a new car/truck to drive every year. Our commissioners also decided not to do a new property tax evaluation cause values dropped and they'd have to increase the rate to maintain the same revenue. Better than Wake/Cary where you can't shoot a BB gun or bow, just not what it use to be and no sign of better to come.

This........lived in the sanford "area" 59 years and actually do not like sanford at all...but the surrounding areas. broadway, lemon springs and deep river are still rual and nice...I'm in the deep river area, jump on US 1..in Raleigh 40 mins, Fayetteville, 45, chapel hill / durhan 40, southern pines 40 and skip sanford :)
Thanks for all the input guys,
Most of the houses we have looked at in Sandford two in particular area more towards the Lee / Chatham line and seem to be in nice quiet areas.
The biggest draw back so far is it seems like there is not a lot of shopping available in the Sandford area, especially in "downtown" Sandford.

That's a whole 'nother reason to consider the areas I suggested. I shop in Apex, Cary, and Raleigh instead of Sanford. It is the same time drive from my place in Moncure. Also you can cut through on Hwy 42 to get out to Fuquay Guns and Gold!

This^^

And if you want to be real sneaky, you can get in the edge of Harnett County on Hwy 42. Lower taxes and a NFA friendly sheriff... and a quick drive to Sherron Harris boat ramps!
